TIPS: LIVE/WORK SPACE


Life safety requirements tend to increase when you mix commercial and residential uses. Therefore, establishing your residence in a commercial space will most likely require expensive alterations, such as improving fire wall separation between living and working areas, and the possible addition of fire sprinklers. 

At a residential property located within a residential zone district, living and working at a low intensity may be allowed as a "Home Occupation". Home occupations at residential properties are limited to 20% of the gross floor area, and do not allow employees that do not reside in the dwelling unit. Live/work of a higher intensity may be accomplished as a use by right or as multiple uses by right if located within a business or industrial zone district.

If you intend to live and work in a commercial or residential space, please be sure to check with Community Planning and Development permitting staff before signing lease or purchase agreements.
